A stone’s throw from the River Tweed and Peebles High Street, this quintessential Scottish cottage is situated in a beautiful conservation area.

Sleeping eight, the cottage has been lovingly restored to a very high standard, ready to welcome you on your holiday or short break. 

Relax in front of an open fire, chill out in the snug, gather in the well-equipped open-plan kitchen, or kick back under the sun sail or pergola in the courtyard. Situated within easy reach of both Edinburgh and Glasgow, the cottage has off road parking and bike storage on site.

Priorsford Cottage is a beautiful listed, Victorian semi-detached villa built in the late nineteenth century. It comes with the attractive period features you would expect but with the modern interior and facilities you want.

The cottage has extensive accommodation – two reception spaces, large kitchen dining area, two king and two twin bedrooms, a bathroom and a shower room over two floors. Inside is immaculate, tastefully mixing traditional and modern décor with high-quality fixtures, appliances and furnishings throughout. The pretty east-west facing courtyard, secluded to the rear of the property, has sofa seating for outdoor relaxing and pergola covered table and chairs for outdoor dining, plus a shed for storage and private parking for two cars to the rear of the courtyard.

Our Location

Only slightly over 20 miles from Edinburgh city centre and 27 miles from Edinburgh Airport, Priorsford Cottage is easily accessible however you want to travel here. With parking for two cars, we also have bike storage too.
Peebles and the Scottish Borders are easy to get around by car. The town can also be reached by the regular X62 bus from Edinburgh – more information can be found here.

Things to do

Gorgeous little towns on the banks of the River Tweed are a common thing in the glorious Scottish Borders but Peebles is surely the Jewel in the Crown.

Only a short distance from Edinburgh, Peebles is certainly no ordinary town with its spectacular scenery, shopping, cafés, pubs, events and outdoors activities to keep you entertained all year round. 

There’s a wide range of things to do in Peebles to meet the different tastes and needs of our visitors. We’ve included a short but handy list for you below.

For those of us who prefer a more sedate way to relax other than hurling ourselves through the air, Visit Scotland has a great list of many things to do in Peebles. And of course, being so close to the river, Priorsford Cottage is ideally situated for kayaking or walking. Or maybe a mix of both!

Here are our pick though for those short of time:

  • Glentress – for those of you with a more daring disposition. These UCI World Championship (2023) mountain biking cross country courses, situated just two miles away, offer a range of trails & tracks to suit everyone from beginners to professionals.
  • Go Apeanother one for the more courageous, embark on an adventure high in the hilltops of Glentress Forest, just two miles along the road.
  • Rugby –  why not take in a Six Nations or Autumn series rugby match at Murrayfield Stadium, the home of Scottish Rugby Union, just 25 miles away. 
  • Horse Riding – Hack out on the trails around Peebles from one of the stables or equatrian centres hiring out horses for novices to experts.
  • Peebles and Tweeddale –  enjoy the buzz of the town’s many shops, bars and restaurants – the theatre, museum, and gallery host lively shows, exhibitions and events all-year round, or immerse yourself into the beauty and activities of the countryside on your doorstep.
  • Neidpath Castle – an unspoilt 14th century keep, high above the River Tweed, offers private tours, lunches and teas to visitors, in the Great Hall. 
  • Kayak & Canoeing – take in the beautiful scenery of the Tweed valley from the water, with the River Tweed just a stones throw away, or take a 30 minute drive out to St Mary’s Loch to hire a kayak or paddle board.
